Free Laundry or Free Satellite

For my tenants, I like to throw in laundry as part of their rent. Sure, putting coin slots could net maybe $10 or $20/month. But since this is a convience, the 7-11 price mentality takes over and the rent is just a bit higher.
Talking to a fellow landlord yesterday, he includes free satellite tv with his rent.
The satellite companies come out to a house and install a dish. The receiver is rented and is usually returned. The dish is left, once the contract is terminated. The mentality “Oh the next person who lives there will probably want satellite tv.”
Through this landlord’s plan, he rents an additional box for $5. Since it works with any dish, he can install them throughout his units. He charges higher rent and then throws in free satellite tv.
When one of his tenants wants to switch to cable, or use the other dish service, he tells them “That’s cool. And you’re going to pay for it.”
Suddenly they lose interest.
I was curious as to see if this may be a trend. Landlord’s charging a slightly higher rent and in return giving “treats” in exchange.

Is it possible to offer free internet via wireless connection too? I think this would have more appeal.
Twice a year; just before summer break and Christmas, we give them 1/2 month’s rent in cash if they pay on time and the annual property inspections are satisfactory. I figured my cash flow based on 11 months before I purchased the properties. I knew my target market going in. I have a waiting list. Very few issues.
I send birthday cards with target cards to every one I have on file. That is how I’ve found out about a few “squatters”. Where’s my target card? I don’t see you on the lease. By the way…who are you? I charge only slightly more rent than most, but it all nets down to 11 months. I’ll take that any day with no headaches. My property manager has started suggesting this to their other clients.
Kenric, I’ve had applicants ask before if I had wireless internet. Up until today, when my cable was turned on, I never had wifi to offer.
Carla, are you looking for a tenant? I may be homeless in a few months . . . .
