Slippage

Posted on July 11, 2007 - Filed Under Business |

My original completion date of July 15th will not come to fruition.

In week 5, Hilitiman decided to take a vacation to spend time with his family.  Which is fine.  As much as I’d like to chain him to the back door, force him to work, I don’t think that’s really an option.

In some desperate attempt, I am trying to fill the void by helping Mikki.

With any luck, the mudding will be done by the end of Wednesday.  Then, Thursday will be the day for the walls and ceiling to be primered.  Friday, it’s a paint day.

Next Monday the hardwood floor guy arrives to do his thing.  That will take the better part of the week.

During this time, we can get the tile on the floor.  The bathroom needs to be finished, the bathtub and sinks to be connected.  The kitchen needs cupboards and appliances to be delivered.

Maybe August 1st?

I’m not looking forward to making a second mortgage payment.

Start showing it for rent as soon as the floors are down and the cabinets are in. People looking to move at the end of the month look between the the 15th and 25th of the month, depending on how organized and motivated they are. If you can’t show it the weekend of July 21-22, you will lose a lot of the August 1 tenants. Having a tenant for August 1 will motivate you to get it done!

Given the amount of work to be done, being two weeks late is pretty darn good.

And I’m sure July 15th was the day agreed upon before the decision to demo the kitchen was made.

AI, After the paint is dry, I’m going to start showing. But it won’t be the weekend of the 20th. Prior commitments require me to be out of the state that weekend.

Mikki, the 15th was after the decision to redo the bathroom. What I did not anticipate was the multiple weeks for electrical and plumbing.
