An email arrived, from my picky tenants, telling me that water has started to collect underneath the hot water heater. This hot water heater, by the by, provides hot water to both houses.
When I purchased the house, the inspector said Nixon was still in office when this heater was installed. He doubted highly it would last long. The heater works, albeit not efficiently.
It has crossed my mind, more than one time, to replace the hot water heater with a tankless heating system. Hot Water on demand.
The system takes 15 seconds to heat up. After that, it super-heats water to the desired temperature. This has two bonuses: first, hot water does not have to be stored and second it costs less to operate. The water doesn’t have to be constantly heated.
The price range for these systems starts at $450. The super deluxe model, complete with cup holder, runs about $800.
Has anyone had any experience with these or known anyone who has?

Yep! Know all about em!
I installed one at my house! It doesn’t take 15 seconds, it’s more like 15 nanoseconds to heat the water. It takes it time to push all the cold water out of the pipes, though, to reach the faucet that is on.
I have a Takagi brand installed. And I installed it outside to make room in my house.
I find that it saves no energy in my house because it allows me to take hour long hot showers instead of the 15 minutes I used to take before.

There is this narcotic effect, when the hot water hits me in the morning. An hour will easily pass before I regain consciousness and get moving.
But that’s something to consider. The hot water heater now is good for 15 minutes, which helps keep the water bill low. If the tenants have unlimited hot water, they could all start taking 3 hour showers . . .

Don’t the tenants pay for the utilities?
We were looking at a house with one of these… it was one of those ‘green’ houses with solar panels too! They said the electric bill was like $5 a month. Too bad we couldn’t afford it!

I recently learned that tenants in California are spoiled. Us landlords pay for water, sewer, trash, and lawn maintenance.
Being in the sunshine state, I’m surprised more houses here do not have solar panels.

The problem with solar panels is their prohibitive cost to purchase and install. Last report I read said that the panels would take, on average, 15 years to pay for themselves.
I have no idea if there is any resale value attached to them, though.
