Fair Options

I had a feeling this would come.
Without the use of the heater, the tenant faced some cold nights. He asked if I would consider a reduction of his rent for last month.
This option had already crossed my mind, more out of a sense of guilt than anything. Even though I tried to get the Larry Carlton repair man to work quickly, my limitations were based on his schedule.
It seems a lot of people have problems with their heaters this time of year. Go figure!
Unlike the last time with the previous tenant, whereas she had complete plumbing blockage, this tenant wasn’t living in an unlivable house. He could still function normally.
He had the use of a space heater which I provided. Not very effective but it does work. And it comes complete with it’s own remote control. Now how cool is that. If you wake up and you’re cold, just push a button on the remote and instant heat fills the room. All this without leaving your bed. Of course, it sounds like a jet engine taking off but the heat does come forth. It also has this annoying Terminator red eye, indicating what temperature it’s set at. In the blackness of night, the red eye is down-right creepy.
Where as I?
Another option was for him to stay with his girlfriend. I’m sure she kept him warm.
So if he chose not to use the space heater, then that would be his decision. However I wanted him to have some kind of heat source.
As stated previously, becoming one of those "slum lords" who screw people out of $10 is not for me. I am a big believer in karma and treating people fairly. His request was reasonable.
I gave him a figure. He accepted. Matter closed.

I have had the same issue in the past. In Florida, by law, a landlord must provide for heating (but air conditioning is not required, go figure) in a rental unit.
I dropped off space heaters and that should suffice.
I would let your tenant know, sorry no rental discount.
