Fixing
The Real Estate Agent was standing in front of my house, looking at it. "You did good kid."
Being self-diagnosed with a slight case of OCD, I envisioned the Agent ripping my place apart. Why? Because it’s filled with imperfections. Splash of paint here, uneven boards there, non-matching light fixtures . . .
I stood with paper and pen in hand, ready to take notes. At any minute, the Agents mouth would open and problems would abound. Everything, of course, would have to be fixed right now because he would obviously want the houses on the market ten minutes ago.
Agent: Replace the three lighting fixtures and get the grass growing.
Clifford: That’s it?
Agent: Yep, that’s it.
Clifford: Nothing more?
Agent: Nope.
That’s good news for me. My list of 20 things to fix suddenly was reduced to two. And one item I can’t do myself. But that’s ok. A quick phone call to WonderWoman and everything was done.


Fascinating journey. Your properties look fantastic now. Long term are you intending to rent or to sell? I’m wondering how you decided between doing such a thorough remodel like you did, vs just replacing carpet and slapping on some new paint and resodding the lawn. Did the additional work (ss refrig, beautiful cabinets, etc.) add that much more to resale value? Thanks.
Compared to when I first purchased the homes, the additional work has greatly added value to the home. If I had just replaced the carpet and repainted the walls (and exterior), I probably could have made a quick $10,000. But with more investment, the amount of money I could make has greatly expanded. Plus it gives time for other comps in the neighborhood to increase in value, making my place easier to sell at a higher price. If you remember, check back next week. I’ll be posting some “before and after” pics of what I did. Then it will be easier to understand why I did what I did.
