There are reasons why I am not an interior decorator.
My real estate agent looked at me today and with a stern gaze said "You can’t have aluminum, wooden, and vinyl windows all on the same house!"
I didn’t know that.
"Oh yes Cliff," he continued. "We are not white trash. We do things consistantly."
He’s right.
The good news is that this comment was the worst he had to say today. He didn’t say anything negative about anything else. Which means he likes it. And like a strict-school master, where fault is found everywhere, he surveyed my houses. I followed him, pad and pen in hand, taking notes of everything he said. Every point of his finger was followed with a "Do this" command which I quickly wrote down. It was crazy! I will admit that the dude knows his stuff when it comes to fixing up properties.
So let’s talk about a few other things.
First, I finally finished painting the interior of the house! Go me! I forgot yesterday that the interior doors need to be painted. Well, between last night and this morning I finally got that taken care of.
It’s all good!
Second, the real estate agent gave me the name of a lady he uses that does all the carpets in all his units. All I have to do is mention his name and I get the "family discount". I certainly hope so because I need every discount I can get.
Third, the brand new homes that are going in right behind mine? Well, I had a chance to glance at some literature today regarding these homes. The starting asking price for those homes is $700,000. That is WAY more than I paid for mine. You can imagine that something like this would get me a little fired up.
And last but not least, the future tenants. Today, I had person number 12 approach me regarding renting out the back house. I am just overwhelmed by the response I’ve gotten and yet I haven’t advertised a single bit. Yes, it was a neighbor who knows someone. But who cares? The demand is there! So I started contemplating today that the rent figure I have in mind may not sufficient enough to reflect the supply and demand in the area.
Both my real estate agent and my loan officer have told me that I’m not asking for enough rent. At the time, I couldn’t see someone paying that much for the back house. But now, I’m thinking differently. Who knows?
I still have work to do in the house. The bathroom and kitchen areas need to be santized top to bottom. And that’s alright because I’m hiring a professional cleaning crew for that. It won’t be that much because it’s only two small rooms. It’s not the entire house!
So what’s on the agenda for tomorrow?
- Carpet: I’ve delayed long enough and the carpet gets ordered.
- Bungalow Screen Doors: I’ve been told that there is a special wooden screen door that goes with Bungalow houses. I’m going to see what this special door looks like.
And that’s it. The results of tomorrow will determine my schedule for next week.
