So I got a ton of good news today, talking to the Real Estate guy.

First, I now have copies of the rental agreements with the two houses.  It has been almost 3 weeks since I started asking for this stuff.  Now that Real Estate Guy is back, it took 20 minutes to get it.  NICE!

In addition, I have copies of their (the tenants) written 30 day notice and it clearly states that they will be out by August 15th.  And it was signed by both of them!  So because I have their 30 day notice, the rules slightly change.  With their type of lease, I have learned that they can break it with just a 7 day notice.  In this case, they gave 30 day notice that they were going to vacate the premises.  If the 30 days passes and they are still there, I can serve them with papers that basically says "Get out."  If not, I can start court proceedings right away.  Which I’m hoping I won’t have to do.

This paperwork will be delivered today.

Furthermore, I now have the paperwork that shows that they failed to pay rent for this last month.

I also had another surprise today. 

My "Slumlord Package" arrived in the mail.  Upon opening it, I discovered some interesting tidbits.  By joining this association, I can run credit checks on potential tenants which is always a good thing.  Furthermore, the association also tracks tenants, both good and bad, in their system.  So if a landlord has really bad tenants, whether they destroyed the apartment or skipped out on rent, they can submit paperwork to the association that says that these tenants were bad tenants and list the reasons why.  So if another landlord runs a check on them, they’ll pop up in the system and warn them of potential problems. On the other hand, if the tenant was a great tenant the system can also reflect that as well.  This, above all else, will be of great help to me in the future.
