More packing today. Ugh.
My mentor told me that if I really want to succeed at doing something big I must have the right people working for me. And getting these houses is no exception.
This morning at the coffee shop I was regaling the tales of the plumbing experience. The lady, who worked miracles getting me a good loan, arrived and I informed her of what happened. When I had finished, she said to me "Cliff, you know you have one year of insurance that if anything breaks you can get it fixed."
Dumbfounded, I asked "What?!?"
It’s true. Apparently in buying a house, the seller pays for 1 year of insurance in case of anything breaking. After that, the buyer can pay for it. All I have to do is call the insurance company, pay the repair man $35, and get whatever it is fixed.
The plumber says to me "It’ll cost you $1,200 to repair the plumbing." I pay $35. This is great!
My greatest fear was having a situation exactly like what transpired yesterday. Some large repair bill comes up and, instead of making the mortgage payment, I pay the repair bill and miss the payment. Yesterday I faced that fear and, in my opinion, lucked out.
Tomorrow, I get the insurance information. She told me that I would normally get it within 3 or 4 weeks. Well, I hadn’t had the houses for 1 week and I already had a $1200 scare. Never again! Tomorrow, I get the information.
OK. Back to packing.
